My name is Ernesto Quiñones from Puerto Rico. I am new to real estate and I have been reading and studying different strategies to get leads.
Right now, my main lead generation strategy is old school. Calling FSBO´s and Expireds, handling out business cards, asking for referrals, handing out flyers, etc. I am kind of starting to blog but have not grab the hang of it yet.
Since I am new to this industry I still have not generated a good income. My goal is to generate at least $100,000 a year. When I accomplish this goal I am going on a very deserved vacation to Florida. I have never been there. I am going to buy me a house a a good car. I am going to donate from 5% to 10% to non profit organizations that battle against Diabetes, you see, my daughter has this disease since she´s 7 years old. Since I was a kid I always dreamed of having a Charity to help people. This would be a great boost.
I deserve to get one of the three UYS Mastery course because I want to demonstrate that when a person has a life time dream and real action is taken, anything can be accomplished, even if it seems impossible to a lot of people. My name is Floyd Smith; I just recently got my broker’s license after working as an associate for about 3 1/2 years. The main reason I wanted my own broker’s license is I wanted to have the authority to try new ways to advertise for buyers and sellers. I believe that any money spent for advertising that does not have a way to know what is working and what the Return On Investment, both for money and time is money and time wasted. I am currently using an 800# call capture information line on all my ads so I know what generated the call an add in property guide, sign rider, Craig’s list, Back page or from website, and can get in touch with the caller within a few minutes of their call. This has worked fairly well, but not as good as I would like, because many times it is a caller that is seeking information for another party, or so they say, but on some occasions they are interested in meeting and are a serious prospect, which is better than any thing I had previously used.
I really appreciated your videos on the Ugly Yellow Signs and am planning to use this method as I can see good possibilities as a unique method to generate prospects. I just recently attended a meeting to plan for a Taxed Enough Already Party to be held July 4th in our small community, and I mentioned we should probably use the Ugly Yellow Signs placed in strategic locations to let any interested taxpayers know where they can get together with like minded people in a non-partisan way to have a voice in protesting bigger government and higher taxes that is being implemented. I hope you don’t mind another use for your brilliant idea.

My name is John Horton, my wife Kristi and I are both real estate agents with RE/MAX in Newburgh Indiana. Currently we have been working with buyers and sellers from our sphere of influence, buyer leads from RE/MAX’s Leadstreet, FSBO’s, and expired listings that the market previously had rejected.
In our five years in the business we have been lucky enough to have had excellent training and training materials available to us that we have taken advantage of. Yet with all of our knowledge and tools we have, we still find ourselves struggling to make it and not having enough qualified leads.
To answer your first question of: who I am and what I currently am doing to generate leads. Besides the marketing tools I am using in my business, the correct answer of who I am as an agent has to give credit to all the people that I have learned from.
I had the privilege early on, of having seven years worth of tapes of Howard Brinton with Star Power interviewing top agents in the country and access to the Star Power’s website. I also was able to log onto the Real Estate Cyber Societies website, attended their past online conventions and listened to their interviews of agents.
My laptop listing presentation, I credit to Rich Casto a trainer from Nevada. Once a month, for thirteen months, my wife and I drove three and a half hours to Indianapolis for Casto’s day long seminars. Now monthly we watch his webinars.
We took Brian Buffini’s 100 days to Greatness course and listened to countless hours of audio and watched video training on RE/MAX’s ATOD. (Agent Training On Demand) We attended Richard Robbins Ignite program in Chicago. We also have read dozens of books on real estate, sales, marketing, psychology, and positive thinking.
Some of the CD and online courses we have taken include Dirk Zeller’s Real Estate Champions, Market Domination. Scot Kenkel on fsbo’s and short sales, Boris’s expired program, and Michael Russer’s (Mr. Internet) ten week course entitled Clicks to Closes. We also have taken advantage of the free webinars that Landvoice, Red X, and Realty Trac have put on for their customers.
We have just recently signed up with Jay Kinder and Michael Reese (Kinder/Reese) Inner Circle and got their course Rock Stars and interesting enough also joined a different coaching program entitled Rock Star Agent with Eric Pointer of Michigan on PPC advertising on the net.
Another learning source other than BAP, Realtor.org, Twitter, and You Tube, has been all the forums that we frequent: Agents Online, Broker Agent Social, Busy Agent Pro, Inner Circle, Mr. Internets E-team, RECS, RE/MAX, Rock Star Agent’ forum.
The tools that we currently use to generate leads include: 800 AdTrakker (Freedom Voice), Landvoice, Realtor.com, the Red X, RE/MAX Leadstreet, and Tour Factory.
Looking back at our real estate career, with all our “knowledge and tools”, we have been lacking in one place in particular. That is a comprehensive strategy to get the phones ringing and to bring in real estate commissions. Now after five years, we realize that we can’t just rely on our SOI, RE/MAX.com, and Expireds to make it. We need the proper tools and strategy to get the phone ringing!
Our first step in making it in this highly competitive business has to be Busy Agent Pro. With all the new applications available and coming (I.E. IDX, blogging, video etc.) makes me very optimistic. The training material that Brian Rodgers has available to its members and the unlimited websites for various niches’, (Condo, First Time Home Buyers, Foreclosed, HUD, Pool Homes, and Subdivision websites) has opened my eyes in the need for qualified leads. I feel like I am a brand new agent and that I still have so much to learn.
Our other moves besides utilizing the Internet with niche websites is to incorporate: blogging, PPC, SEO, CraigsList, cell phone .mobi sites, the 800 number, podcasting and webinars for buyers and sellers.
The missing piece in the puzzle is the Ugly Yellow Sign.
The ugly yellow sign is the key in promoting my websites, .mobi sites, 800 number, blogs, podcasts, webinars, open houses, seminars, and finally neighborhood community websites.
Once we start getting more leads, closing more transactions, thus earning more money we plan to first get caught up, get out of debt, and finally save. Another training course we lucked upon at a garage sale, unopened, was Dave Ramsey’s Financial Peace.
I am embarrassed to admit that after five years in real estate we are at the brink of going under. We work seven days a week, almost all waking hours that only accounts to four to five million dollars in real estate sales. That is about 30 sides a year and we have not been able to get over that hump.
We have exhausted our savings, sold our second car, forced our twenty year old to get his own loans for college; we had to pawn his bass and amp for car insurance. We are also a month behind on our mortgage; we owe the principle broker over $15k for desk fees. The worse thing about our situation, is our son is allowing us to use a credit card that he got in the mail with a $2,250.00 limit which is now almost at that limit. I’m not sure how we are going to pay
We have only closed six properties which is about $700,000 this year. We have one pending, for $180,000, that was supposed to close this Friday. The lender said we could close the middle of next week, but my buyer is going to Florida for ten days, leaving this Saturday, so we are going to close when they get back. We have the possibility of getting under contract six more deals that total just slightly over $1,000,000 that equates to 30k in commissions. Three of our buyers are going to write offers within the next couple of days. We just received one offer tonight, on one of our listings that are close but we are going to counter. An agent told me she was probably going to write one on our $230,000 listing and another agent has shown our listing that is priced at $115,000 three times. We just reduced the price $10k to $115k and have had several showings in the last week since dropping price. So I feel confident that it will sell.
Although I am ashamed of using my sons’ credit card, pawning his guitar, and not pre-paying for his college (we spent the college savings) I do see the light at the end of the tunnel. This is going to be our best year in real estate. We plan on using BAP, our other tools, our skills, and hopefully the ugly yellow signs with the cutting edge strategies.
As far as why I might deserve to win one of the three Ugly Yellow Sign Mastery Courses, I don’t. I have squandered my resources in the past five years. For instance, I have had RED X for over three years and have just started using it correctly four months ago. I had a HomesByOwner website for over two years paying $349.00 a month that I never used. With all that said, I do not deserve the Ugly Yellow Sign Mastery Course, but if you give it to me I will utilize what I learn: dominate my market, get more leads, close more transactions, get 100% debt free, pay off house, both of our sons college. (We also have an eleven year old) We will also be in the position to help other agents by passing on the benefits of The RED X, Busy Agent Pro, Rich Casto training, Borino’s expired program, Eric Pointers – Rock Star Agent program, and the benefits of the ugly yellow sign mastery course in all the forums, agents in my office, e-team, and my peers. In fact, in time I will gladly pay for another real estate agents fee for the Ugly Yellow Sign Mastery course.
On a side note: One of our sold listings the seller left a barn full of trash that we personally had to haul off for the new homeowner. It was three full truckloads and we used our company’s RE/MAX moving truck. The sellers left behind over 225 white, not yellow, blank corrugated plastic signs. Call it a coincidence, fate, Devine intervention, law of attraction, or pure luck. I could definitely use the Ugly Yellow Sign Mastery Course.

In the early 90’s I started with the Gold Rush system by Terry Hunefeld. After he sold it to By Referral Only, I new that it was just a matter of time that the course would be a gimmick and only the person selling the cousre would be the one only person making money. I currently use your UYS ideas from your videos and closed 7 homes from these signs. There are currently 25 signs out around the Lexington area generating calls. It is great to show these so called -traditional real estate agents – that you do not need to list homes and make 100’s of cold calls to make a living as an agent. I like to be the one out of the box. There are actually agents that take my signs because they do not like the idea that I dont advertise in the local paper. I would be using the money generated from the course to pay off bills, pay down the mortgage and take my family on a much needed vacation. It has been a long time coming. I have tried other courses, however your UYS videos are the real deal. This is coming from someone who is actually doing it right now and it would be great to show the rest of the agents that you can be out of the box and make money. I like non traditional thinking, and you are right to show us how to do it.

I currently get most of my leads from referrals and a direct mail campaign program targeted at Expireds. I have found them both very successful and want to expand my marketing to include more buyers.
Quite candidly, I am going to use the funds I get from the success of using your course to reduce my debt from past marketing expenses that did not pay off and have caused me to change my strategies to more successful and less expensive strategies such as yours.

My name is Larry Hernandez. I have been a part time agent for many years. I have always waned to try and go fulltime but with 2 handicapped daughters that is something I am not sure I could ever do. I say this because I am happy doing what I am doing but not really satisfied. I feel I have not accomplished what I perceive to be successful.
When I can afford it I have a Short Sale mailing program implemented. I usually buy lists every other month or two. They cost me $400.00 plus mailing each time. I am mailing to homeowners that are behind in their mortgage payments to see I I can either help them with a loan modification or stop the Foreclosure thru a Short Sale. I have helped 3 families stay out of foreclosure and one I assisted with their loan mod. My services are free to the homeowner. The loan mod I did at no cost and no pay to me. I am just trying to help my community and the people in it. I have been here all my life.
As far as the extra money, I really never thought about it. I would like to spend it in a way that I could help others and myself. I would really like to train or educate others about real estate. Maybe invest in some type of training program that would be free to those who really need it.
Why do I deserve to win? No idea. I just hope that whoever does wins puts it to good use not just for themselves but for the less fortunate.
All these entries are great here and very detailed. My brokerage that I own is focused on increasing sales for my agents. I would take the system and show it as another tool agents could implement to get effective marketing results.
I was laid off from my career 2 years ago & have been a full-time agent ever since. Although training & working full-time, I have only listed/sold a few houses in 2 years. My unemployment in about to run out & so I am re-launching my business. It’s crunch time, or do-or-die time.

Although SOI will always have their bright spots, I am diligently working with the BAP community to develop a web/blog/video/social networking strategy, running as fast as I can to wrap my mind around it and get it executed. I always look forward to your entries in the BAP forum, well written and full of great information.
I would, like many people competing for this offer, use the earned income to set up my business financially and pay some bills. I would make more consistent contributions to RPAC. Most importantly I will start building toward a portfolio of income properties for future income (really can’t do this forever!)

Hi Bob,
My name is Floyd Smith; I just recently got my broker’s license after working as an associate for about 3 1/2 years. The main reason I wanted my own broker’s license is I wanted to have the authority to try new ways to advertise for buyers and sellers. I believe that any money spent for advertising that does not have a way to know what is working and what the Return On Investment, both for money and time is money and time wasted. I am currently using an 800# call capture information line on all my ads so I know what generated the call an add in property guide, sign rider, Craig’s list, Back page or from website, and can get in touch with the caller within a few minutes of their call. This has worked fairly well, but not as good as I would like, because many times it is a caller that is seeking information for another party, or so they say, but on some occasions they are interested in meeting and are a serious prospect, which is better than any thing I had previously used.
I really appreciated your videos on the Ugly Yellow Signs and am planning to use this method as I can see good possibilities as a unique method to generate prospects. I just recently attended a meeting to plan for a Taxed Enough Already Party to be held July 4th in our small community, and I mentioned we should probably use the Ugly Yellow Signs placed in strategic locations to let any interested taxpayers know where they can get together with like minded people in a non-partisan way to have a voice in protesting bigger government and higher taxes that is being implemented. I hope you don’t mind another use for your brilliant idea.
At the risk of plagiarizing V.P. Joe Biden I am sure Hillary deserves the Free Ugly Yellow Sign Mastery course more than I do, BUT I would sure appreciate being considered for the Free course and if that is not possible then Please keep me informed when you have it available for purchase and how much it will cost so I can start to budget for the purchase as I intend to have this tool in my arsenal to get more business.
Oh, yes what would I do with the extra money generated, I would spend more time with my wife and family (son, daughter, grandsons and granddaughters). I am 65 years of age and not ready to retire but maybe not working as many hours would be nice. My wife would like us to take a vacation somewhere as we have never done this.

I have been in the wacky world of Real Estate for about 18 months and it has been quite a ride !!! All my friends and family said I was “nutz” when I told them I had taken the leap into RE.
In my short time, I have had some success through website, blogging, craigslist, sphere and of course wearing out my shoes and dialing finger, but I soon realized that all agents are in the same boat and there is something greatly needed to set your self apart. I have often asked myself, “why would a buyer or seller choose me to represent them ?”

An open letter to Bob, the ugly yellow sign guy.
My name is John Horton, my wife Kristi and I are both real estate agents with RE/MAX in Newburgh Indiana. Currently we have been working with buyers and sellers from our sphere of influence, buyer leads from RE/MAX’s Leadstreet, FSBO’s, and expired listings that the market previously had rejected.
In our five years in the business we have been lucky enough to have had excellent training and training materials available to us that we have taken advantage of. Yet with all of our knowledge and tools we have, we still find ourselves struggling to make it and not having enough qualified leads.
To answer your first question of: who I am and what I currently am doing to generate leads. Besides the marketing tools I am using in my business, the correct answer of who I am as an agent has to give credit to all the people that I have learned from.
I had the privilege early on, of having seven years worth of tapes of Howard Brinton with Star Power interviewing top agents in the country and access to the Star Power’s website. I also was able to log onto the Real Estate Cyber Societies website, attended their past online conventions and listened to their interviews of agents.
My laptop listing presentation, I credit to Rich Casto a trainer from Nevada. Once a month, for thirteen months, my wife and I drove three and a half hours to Indianapolis for Casto’s day long seminars. Now monthly we watch his webinars.
We took Brian Buffini’s 100 days to Greatness course and listened to countless hours of audio and watched video training on RE/MAX’s ATOD. (Agent Training On Demand) We attended Richard Robbins Ignite program in Chicago. We also have read dozens of books on real estate, sales, marketing, psychology, and positive thinking.
Some of the CD and online courses we have taken include Dirk Zeller’s Real Estate Champions, Market Domination. Scot Kenkel on fsbo’s and short sales, Boris’s expired program, and Michael Russer’s (Mr. Internet) ten week course entitled Clicks to Closes. We also have taken advantage of the free webinars that Landvoice, Red X, and Realty Trac have put on for their customers.
We have just recently signed up with Jay Kinder and Michael Reese (Kinder/Reese) Inner Circle and got their course Rock Stars and interesting enough also joined a different coaching program entitled Rock Star Agent with Eric Pointer of Michigan on PPC advertising on the net.
Another learning source other than BAP, Realtor.org, Twitter, and You Tube, has been all the forums that we frequent: Agents Online, Broker Agent Social, Busy Agent Pro, Inner Circle, Mr. Internets E-team, RECS, RE/MAX, Rock Star Agent’ forum.
The tools that we currently use to generate leads include: 800 AdTrakker (Freedom Voice), Landvoice, Realtor.com, the Red X, RE/MAX Leadstreet, and Tour Factory.
Looking back at our real estate career, with all our “knowledge and tools”, we have been lacking in one place in particular. That is a comprehensive strategy to get the phones ringing and to bring in real estate commissions. Now after five years, we realize that we can’t just rely on our SOI, RE/MAX.com, and Expireds to make it. We need the proper tools and strategy to get the phone ringing!
Our first step in making it in this highly competitive business has to be Busy Agent Pro. With all the new applications available and coming (I.E. IDX, blogging, video etc.) makes me very optimistic. The training material that Brian Rodgers has available to its members and the unlimited websites for various niches’, (Condo, First Time Home Buyers, Foreclosed, HUD, Pool Homes, and Subdivision websites) has opened my eyes in the need for qualified leads. I feel like I am a brand new agent and that I still have so much to learn.
Our other moves besides utilizing the Internet with niche websites is to incorporate: blogging, PPC, SEO, CraigsList, cell phone .mobi sites, the 800 number, podcasting and webinars for buyers and sellers.
The missing piece in the puzzle is the Ugly Yellow Sign.
The ugly yellow sign is the key in promoting my websites, .mobi sites, 800 number, blogs, podcasts, webinars, open houses, seminars, and finally neighborhood community websites.
Once we start getting more leads, closing more transactions, thus earning more money we plan to first get caught up, get out of debt, and finally save. Another training course we lucked upon at a garage sale, unopened, was Dave Ramsey’s Financial Peace.
I am embarrassed to admit that after five years in real estate we are at the brink of going under. We work seven days a week, almost all waking hours that only accounts to four to five million dollars in real estate sales. That is about 30 sides a year and we have not been able to get over that hump.
We have exhausted our savings, sold our second car, forced our twenty year old to get his own loans for college; we had to pawn his bass and amp for car insurance. We are also a month behind on our mortgage; we owe the principle broker over $15k for desk fees. The worse thing about our situation, is our son is allowing us to use a credit card that he got in the mail with a $2,250.00 limit which is now almost at that limit. I’m not sure how we are going to pay
We have only closed six properties which is about $700,000 this year. We have one pending, for $180,000, that was supposed to close this Friday. The lender said we could close the middle of next week, but my buyer is going to Florida for ten days, leaving this Saturday, so we are going to close when they get back. We have the possibility of getting under contract six more deals that total just slightly over $1,000,000 that equates to 30k in commissions. Three of our buyers are going to write offers within the next couple of days. We just received one offer tonight, on one of our listings that are close but we are going to counter. An agent told me she was probably going to write one on our $230,000 listing and another agent has shown our listing that is priced at $115,000 three times. We just reduced the price $10k to $115k and have had several showings in the last week since dropping price. So I feel confident that it will sell.
Although I am ashamed of using my sons’ credit card, pawning his guitar, and not pre-paying for his college (we spent the college savings) I do see the light at the end of the tunnel. This is going to be our best year in real estate. We plan on using BAP, our other tools, our skills, and hopefully the ugly yellow signs with the cutting edge strategies.
As far as why I might deserve to win one of the three Ugly Yellow Sign Mastery Courses, I don’t. I have squandered my resources in the past five years. For instance, I have had RED X for over three years and have just started using it correctly four months ago. I had a HomesByOwner website for over two years paying $349.00 a month that I never used. With all that said, I do not deserve the Ugly Yellow Sign Mastery Course, but if you give it to me I will utilize what I learn: dominate my market, get more leads, close more transactions, get 100% debt free, pay off house, both of our sons college. (We also have an eleven year old) We will also be in the position to help other agents by passing on the benefits of The RED X, Busy Agent Pro, Rich Casto training, Borino’s expired program, Eric Pointers – Rock Star Agent program, and the benefits of the ugly yellow sign mastery course in all the forums, agents in my office, e-team, and my peers. In fact, in time I will gladly pay for another real estate agents fee for the Ugly Yellow Sign Mastery course.
On a side note: One of our sold listings the seller left a barn full of trash that we personally had to haul off for the new homeowner. It was three full truckloads and we used our company’s RE/MAX moving truck. The sellers left behind over 225 white, not yellow, blank corrugated plastic signs. Call it a coincidence, fate, Devine intervention, law of attraction, or pure luck. I could definitely use the Ugly Yellow Sign Mastery Course.

Hi, I currently use UYS’s when doing an open house or trying to advertise and get buyers especially for my short sale listings to get as much interest as possible. I get some leads a week but can only imagine what using your TESTED applications can do to help my seller’s get out of a bad situation. My name is Anthony Rolleri from Lexington, SC, and I am an agent with Russell & Jeffcoat Realtors Inc.
In the early 90’s I started with the Gold Rush system by Terry Hunefeld. After he sold it to By Referral Only, I new that it was just a matter of time that the course would be a gimmick and only the person selling the cousre would be the one only person making money. I currently use your UYS ideas from your videos and closed 7 homes from these signs. There are currently 25 signs out around the Lexington area generating calls. It is great to show these so called -traditional real estate agents – that you do not need to list homes and make 100’s of cold calls to make a living as an agent. I like to be the one out of the box. There are actually agents that take my signs because they do not like the idea that I dont advertise in the local paper. I would be using the money generated from the course to pay off bills, pay down the mortgage and take my family on a much needed vacation. It has been a long time coming. I have tried other courses, however your UYS videos are the real deal. This is coming from someone who is actually doing it right now and it would be great to show the rest of the agents that you can be out of the box and make money. I like non traditional thinking, and you are right to show us how to do it.

Greetings Bob and thank you for the forum and the opportunity.
I currently get most of my leads from referrals and a direct mail campaign program targeted at Expireds. I have found them both very successful and want to expand my marketing to include more buyers.
Quite candidly, I am going to use the funds I get from the success of using your course to reduce my debt from past marketing expenses that did not pay off and have caused me to change my strategies to more successful and less expensive strategies such as yours.
I do not know that I DERSERVE to win. That is a very big word that I very rarely use in my life. It would be a priviledge to win and an honor to receive your course and implement it and share the strategy and plans with others I work with and train.

Just want to say I usually don’t do this kind of submission to anything that is free but I thought I would give you a shot and see what happens!
My name is Larry Hernandez. I have been a part time agent for many years. I have always waned to try and go fulltime but with 2 handicapped daughters that is something I am not sure I could ever do. I say this because I am happy doing what I am doing but not really satisfied. I feel I have not accomplished what I perceive to be successful.
When I can afford it I have a Short Sale mailing program implemented. I usually buy lists every other month or two. They cost me $400.00 plus mailing each time. I am mailing to homeowners that are behind in their mortgage payments to see I I can either help them with a loan modification or stop the Foreclosure thru a Short Sale. I have helped 3 families stay out of foreclosure and one I assisted with their loan mod. My services are free to the homeowner. The loan mod I did at no cost and no pay to me. I am just trying to help my community and the people in it. I have been here all my life.
As far as the extra money, I really never thought about it. I would like to spend it in a way that I could help others and myself. I would really like to train or educate others about real estate. Maybe invest in some type of training program that would be free to those who really need it.
Why do I deserve to win? No idea. I just hope that whoever does wins puts it to good use not just for themselves but for the less fortunate.

I was laid off from my career 2 years ago & have been a full-time agent ever since. Although training & working full-time, I have only listed/sold a few houses in 2 years. My unemployment in about to run out & so I am re-launching my business. It’s crunch time, or do-or-die time.
I am currently getting my leads from family, friends, neighbors, Facebook & networking.
With the extra money, I will apply it to a budget. 8% to marketing, x% to savings, etc. Also, I have some personal credit cards that I must pay off first to save on interest payments.
