After considering the situation carefully, I’ve decided on a bit of a “change of plan”…

This is great, Thanks. I think I am the only real estate agent using ugly yellow signs in Puerto Rico. I have not seen one in any place yet that it’s not mine. It has been a blast. Right now I am working with three qualified buyers that call me because of the signs… and the strategies I have used are the ones you teach in your free videos. I can’t imagine how much success I will have with the full course and Putting Into Action all the strategies in there.

Thank you for choosing me. The signs work great and are still working. I changed the format to the $8k tax credit and already the calls are coming in. I love the out of the box thinking. I will keep putting them into action.

Hi Bob & All you UYS’ers out there !!
Excellent that you gave the course to some very deserving entrants !! I never bothered to apply as I am happy to pay for the course. I joined ByReferralOnly.com in Dec 2007 and to be honest the main strategy I used was the UYS idea eventually in March 2008. I originally bought my yellow sign boards for over $3 USD where I live in Spain so it was more expensive, but I found a where to source via a wholesale supplier for half the price. I attach mine to wooden telephone poles, trees and lamp post as high as possible so the cannot be taken down with out a tall ladder
and all the chain link fencing I can find without imposing on people private property and near commercial and shopping center areas. At the moment my messages are in Spanish and English, but we currently have Russians buying and I might even do some signs in Russian.
The local police once caught me putting one up on tree at 3.15am, and told me to take it down. So far, no other problems with the police or townhall to date. Although, I have had calls only this week for the 1st time from an irritated shopping center to take them down. I just ignore
In the past they always take them down and I just go put more up

I noticed that Ernesto is the only person In Porto Rico doing it and as far as I know, I’m the only one doing it in Spain, more specifically Marbella, Spain
I don’t use a pre-recorded message, but a cell/mobile phone which captures the number and I try and answer live and qualify the buyer or meet them at the specific listing that I put on the UYS. The messages that tend to hook these potentail buyers to call is Distressed Sale, Must sell x Fast or some other appealling offer that most of the buyers in my market are looking for.
Believe it or not, I get more calls and leads than I can possible follow up on, hence why I’m employing the below.
My competition spends serious money on internet marketing just to get a few leads who are not even in Spain yet to look at properties yet and I end up hopefully capturing these same clients when they finally do go out with the other agents and they see my signs and are compelled to call. My market is for mostly 2nd home buyers who live outside of Spain but seeking a home in the sun
I have another angle that I’m setting up in conjunction with the UYS’s, but cannot reveal this “Secret” here. Bob, you are welcomed to contact me and I can tell you. IT’s revolutionary and “Out of the Box”

Congratualtions to the winners !! UYS’s are simple and they work !! I have doing them since March 2008 in Marbella Spain. It’s is my NUMBER 1 LEAD GENERATION Strategy which I only wished I would have heard about when I started my company 5 years ago.

i want to know if this can be used for mortgage loan officers as well? Also the signs to be legal do they have to have any specific markings on them like most advertising does???? Great ideas and stuff but cant afford to get in trouble as well! Any help would be great!!!!
